Important Information

The campsite is not on a level field so levellers are recommended for caravans/motor homes.

From the Grass pitches without electric there is a 100m – 300m (depending where you pitch) walk or drive up a slight incline to the main shower and toilet block, please see campsite map above.

Early check-in and late check out may be available on electric pitches. This cannot be confirm until the week of your stay. 

 

 

 

 

Booking Conditions and Site Rules

Booking/Check in Information

Full payment is require upon booking.

Please note we charge for the additional space you need when bringing along gazebos, pup tents and awnings so please add these as you go through the booking process.  See below for pricing

There is a maximum of 6 people per pitch. Additional people will be required to book an additional pitch.

 

Multiple/Group bookings

If you are booking multiple pitches you will need to fill in the form for each pitch.

You will be asked at the end of each pitch if you wish to book another, select yes and you will then begin the form again for the next pitch, and so on.

There is the option to add a group name if pitches are being booked separately, this will ensure your bookings are all together. Please be aware that electric and non electric pitches are in separate areas. If more than 15 non electric pitches are referencing the same group name an area will may be roped off.

Anyone checking in will now need:

1. Lead booking persons full name
2. Copy of lead bookers Confirmation email 
2. Booking reference

 

Check In and Check Out Times

Check in is from 2pm-6pm and check out by 11am.

For arrivals after 6pm please inform us in advance so we can arrange for someone to check you in.

Upon check in you will be given a key fob per pitch to allow you to enter the campsite. Please inform us before hand if more than 1 fob is required. Maximum of 2 fobs per pitch.

Late checkout and early check in is available for non electric pitches only and are a fee of £12 each

Hook Up

Electric Hook up requires this type of plug (suitable cables and adapters available from major camping shops). Please note standard plugs DO NOT fit in the connection.

The nearest camping shop is Go Outdoors in Harlow, CM20 2SU.

 Checking Availability

On the booking search tool on the home page, first select the type of pitch then the arrival dates then how many nights you wish to stay with us then click search and you will see a message saying how many of the selected pitch type are currently available.

 Please note: If you ask for a specific pitch number we will do our best to give you that pitch, but it will be based on who requested it first. Unfortunately, we cannot guarantee your pitch request. Pitches 1-18 are seasonal pitches and not available for short stays.

All pitches are suitable for tents.

o All prices are inclusive of taxes.

o We will do our utmost to accommodate all special pitch and booking requests, but cannot guarantee a specific pitch or location.

o Quiet hours are between 11:00pm and 7:00am.

o By the very nature of our lovely surroundings we ask that great care is taken at all times, especially the proper supervision of children and pets, so that they are not a nuisance or danger to themselves or others. For your own enjoyment and safety, we insist that the Site Rules are strictly adhered to.

o If any accidents requiring medical attention or involving damage to property occur within the boundaries of the site, please report full details to the management prior to your departure. For immediate help please call the emergency numbers given to you upon check in.

o All caravans and vehicles parked, stored and moved on the site are done so at the owner’s risk and the company will not accept any liability for loss or damage to the property, or injury to the owner and his party unless the company is found to be negligent. Owners are required to comply with the Road Traffic Act while on the Park, and keep their vehicles and caravans fully insured against fire, theft and third party liability at all times during the duration of their stay. Commercial vehicles are not permitted on the site except by prior arrangement.

o You may cancel your holiday at any time unfortunately you will lose any payment made if cancelled under 7 days before your arrival date.

o The numbered pitch peg marks the centre of your pitch except in the camping field where you may pitch where there is no numbered pitch peg.

o Please keep the campsite clean and tidy by using the recycling bins and litter receptacles provided and replacing the lids on the dustbins. Waste and grey water must be emptied only at the disposal site provided. Please make sure all BBQs are out before putting them in a bin.

o Drive with care, there are children about and the SPEED LIMIT is 10 MPH. Only fully licensed drivers can drive on the site. It is not permissible to wash cars, caravans, etc. on the site.

o Undue noise is not permitted as it may disturb other people, please turn down radios and televisions and be as quiet as possible. Quiet must be observed between 11:00pm and 7:00am for the consideration of others.

o Dogs must be kept on a short lead when in the Caravan and Camping Areas and are NOT allowed to foul the site. Dog owners are responsible for the disposal of any fouling in the bins provided. Failure to comply will result in dog owners being asked to leave the site.

o No unauthorised trading is allowed within the camping grounds.

o Bookings run from 2pm to 11am. If you want to stay later the day of departure, please see a staff member in the function enquiries office. 

o Visitor numbers and late departures are both subject to availability and management discretion, please check with the restaurant upon arrival.

o Ground sheets of awnings and tents must be lifted at least twice a week to air the ground unless on a hard-standing.

o Washing lines are not permitted on the site. NO washing to be hung over hedges or fencing. Clothes must be hung discreetly at side of van.

o NO open fires –  NO children to be left on the site unattended – NO firearms, air pistols, catapults, kites, etc. are permitted on the site area

o Trees and shrubs – please see that damage is not caused to trees and shrubs on the site.

o Site fees are payable whether the caravan/tent is occupied or not. Fees are payable at the commencement of stay. Individual pitches will be allocated on arrival. No change should be made thereafter by the occupants except by permission at reception, which will not be unreasonably withheld.

o The owner will accept no liability for the person or property of any person using the site.

o The 16-amp electric hook up point is for the sensible use of proprietary caravan and camping electrical equipment. Unfortunately, this does not include electric awning heaters and standard domestic kettles.

o The site is responsible for the safety of the electrical system up to the socket on the hook up point at the pitch. It is your responsibility to ensure that the plug, cable and associated sockets used to connect between the hook-up point and your unit is safe. The Park will not accept responsibility for any accident or loss arising from the use of unsuitable or unsafe electrical equipment connected to the Park’s hook up point. Do not let children play around electric hook up points or cables.

o All cars, caravans, awnings, tents, etc. which are parked in the vicinity of trees, are the sole risk of the owner and management cannot accept responsibility for damage caused by falling trees or parts thereof.

o Barbecues may be used providing they are raised above ground level. The lighting of fires is strictly prohibited The Management reserve the right to refuse admission to any person at any time.

o Strictly over 21s only unless accompanied by supervising adults deemed suitable by campsite staff.

o Any credits issued are entirely at the discretion of the management of three lakes and must be used within 4 months of the date the credit was issued. 

As these Site Rules are provided with your booking confirmation; are displayed in the reception and available on request it will be deemed that they are acceptable and will be observed by all members of your party. Those failing to comply with these Site Rules may be asked to leave the site at any time without a refund.
